A 3521 sq. meter plot completely surrounded and secured by a 2m high concrete wall with double and single steel access entry gates. The plot is divided approximately as follows: 700 sq. meters to 5 bedroom Moorish style house with landscaped gardens shaded by 3 mature Mango trees; a 1200 sq. meter piggery with bio-gas waste removal system and high pressure water cleansing facility which has been closed but could easily be reinstated; 100 sq. meter of native living accommodation for 2 families; 1700 sq. meters of grazing land and native sheds currently used for keeping livestock. The original house and piggery was built in 2012 and both were extended in 2013/14.
Solidly built with steel reinforced concrete, one section comprises 3 stories to include a flat concrete roof and terraced area. A single storey section enjoys a traditional apex style roof in red tiled imitation steel. The floors are tiled with square 40cm tiles throughout. A fully fitted air conditioned European standard kitchen includes an Electrolux 160mm high refrigerator, Siemen dish washer, Electrolux washing machine, La Germania 5 ring gas cooker with extractor fan, eye level Elba electrical oven and grill. The kitchen is finished in high gloss white laminate with black galaxy granite work surfaces and lit by tungsten quartz spots. All fittings are less than 1 year old. A small intimate 6-seater bar with a black granite top on a plinth of glass blocks with hidden lighting has 6 high level rotating stools. Adjoining the kitchen and bar is an air conditioned open plan lounge with integral satellite TV point and ample electrical points. Lighting is provided by a hanging basket of globes in a gold embellished frame filled with opaque glass. The large open plan diner is enhanced by the upper level stairs access designed with wooden balusters. Leading off the dining room are 2 double sized bedrooms and a house maid bedroom/study.
From the single access wooden balustrade stairwell, the stairway uniquely turns into two sets of tiled steps separately providing access to the upper floor Master bedroom and the Guest bedroom.
The air conditioned master bedroom has a fully tiled substantial en suite facility. A walk-in shower with hot water power shower has a frosted glass door and opaque glass bricks provide ample natural light. The bathroom suite in white is enhanced by floor to ceiling white tiles with a mid-point maroon border. A quality stainless steel bathroom cabinet with oval mirror is fitted above the wash hand basin. The large sleeping area is fitted with wall to ceiling wardrobes (with mirror doors) and drawers, corner dressing tables and drawers with hidden lighting to the mirrors. Two north facing windows provide natural light.
The air conditioned guest bedroom has a fully tiled en-suite facility with walk in shower fitted with a hot water power shower. Natural light is provided by opaque glass bricks. A white bathroom suite is enhanced by a mid-point blue border. The bedroom has a fitted wardrobe, dressing table and drawers. A large widow faces south.
Outside and to the front are landscaped gardens with steps and pathways to the external gates and over hung by three mature mango trees. The front door access is tiled and enclosed with balusters and an over-hanging arch. A colourful grotto looks out over the house and grounds. Beyond is the concrete perimeter wall having a design of large white and grey imitation slabs on the inside. An attached open fronted garage with fitted work bench completes the front. To the right is a substantial concrete road leading to the piggery with custom designed loading and unloading area. To the left is a pathway leading to the rear and an elevated external water tank which can be fed using either the farm’s own deep water well or the public water supply. There is a cluster of concrete buildings used as native accommodation, cooking, toilet and showering facilities, a fully equipped business office including veterinary cabinet and a feed store.
The piggery was extended in December 2015 and can accommodate over 400 heads. The business was very successful but was closed in October 2017 when the owners relocated. There are 31 sow pens, 11 farrowing pens, 6 fattening bays, 2 large boar pens, 2 upper level cantilevered nursery pens. The construction is of reinforced concrete and 2”x 10” angle iron trusses, 4” steel supports and galvanized roof, partially (70%) insulated. It is extremely strong and very well built to a design drawn up by engineers in the local Municipality (blue print available). Each pen has its own water supply. The business licence is for 4000 heads. A highly visible web site linked to Facebook regularly introduces customers. Both these sites and the domain name are transferable.
The farm has its own deep water well supplying an elevated stainless steel storage tank of 4000 litres using an in-line electrically driven pump. All the piggery and home water needs are supplied from the tank via gravity. An almost new Briggs and Stratton petrol generator is used to light the piggery and maintain the water supply in the event of a prolonged brown out. The generator has been run for less than 25 hours. In the event of an in-line water pump failure, the public water supply is already connected and simply needs to be switched on. This cash business was showing strong growth and achieving a solid income for 4 years. Records are available.
It is understood that the access track to the property from the highway will be fully concreted by the local Barangay in 2018/19. This will undoubtedly add value to the land, property and businesses that lie in its path. Moreover, the local town of Balamban is prospering and expects to become a City in the next 2 years.
There are plenty of choices for schools in the area besides a new university close by. There is a new local hospital and a choice of doctors and dentists in the locality.
For ex pats, there is a thriving social community of English, Belgian, German, Dutch, Norwegian, Swiss, Australian and American citizens all living locally.
