A 3521 sq. meter plot completely surrounded and secured by a 2m high concrete wall with double and single steel access entry gates. There are 31 sow pens, 11 farrowing pens, 2 fattening bays each accommodating 30 fully grown hogs, 4 fattening bays accommodating 20 heads, 2 large boar pens, 2 upper level cantilevered nursery pens each accommodating 30 piglets, 4 gilt/young boar pens and a detached hospital area that can accommodate 6-10 pigs. The construction is of reinforced concrete and 2”x 10” angle iron trusses, 4” steel supports and galvanized roof, partially (70%) insulated. It is extremely strong and very well built to a design drawn up by engineers in the local Municipality (blue print available). Each pen has its own water supply and all farrowing pens have the capability to independently feed soluble medicine. The present piggery stock level value of sows, boars and piglets being reared for sale is in excess of 1,500,000 peso and this has not been included in the asking price but can be bought at market values. The piggery is wired for night time lighting. A bio-gas system is installed that manages all the pig waste, displaces the cleansed water by an electrical pumping system and produces a usable methane gas supply. An electrical driven water pump, hoses and spray gun are installed to maintain excellent cleanliness of the piggery. A custom built loading area facilitates easy disposal of stock and a rechargeable 150 kg digital weighing machine and loading frame is included in the sale. Annual turnover and profit will be advised if and when negotiations proceed. A highly visible web site linked to Facebook regularly introduces new buyers. Both these sites and the domain name are transferable.
The farm has its own deep water well supplying an elevated stainless steel storage tank of 4000 litres using an in-line electrically driven pump. All the piggery and home water needs are supplied from the tank via gravity. An almost new Briggs and Stratton petrol generator is used to light the piggery and maintain the water supply in the event of a prolonged brown out. The generator has been run for less than 25 hours. In the event of an in-line water pump failure, the public water supply is already connected and simply needs to be switched on. There is a small duck pond with upwards of 12 ducks. There are a number of chicken with coups from which eggs for all the family and workers are obtained.
This cash business is showing strong growth and achieving a solid income for 4 years. Records are available. A small area of the grazing land closest to the house and near the deep well and storage tank has already been dug in preparation for a 100 sq. meter swimming pool. Continuation with this project has been made much easier by the digging and removal of the swimming pool waste. Banana, coconut and bamboo trees are found on the perimeter of the site. The present piggery manager and his wife live on site with their 3 children as does the only other farm hand and his family. Both are excellent workers and have managed the piggery very well in the absence of the owners for up to 4 months.
Pork is the staple meat diet of the Philippines and with increasing prosperity there is an ever increasing demand for pig products.
